A no-obligation consultation is the best way to determine which membership is right for your home. We walk the property together, understand your situation, and give you an honest recommendation.

Memberships are month-to-month with no long-term contract required. You may cancel with 30 days written notice at any time, no questions asked. Annual memberships receive a 10% discount — roughly two months free — and require 30 days notice to cancel with the remainder of the annual fee refunded on a prorated basis.
The monthly fee covers all of Praesidio's time — visits, coordination, oversight, reporting, and emergency response. The actual cost of any repair work, parts, or vendor services is billed separately at vendor invoice cost with no markup. We apply an 8% project management fee (6% for Estate members) only on projects we actively supervise on-site. We never mark up materials or vendor invoices. You always see the original invoice.
Premier and Estate members maintain a reserve fund on account with Praesidio ($2,500 and $10,000 respectively). This is your money — we hold it so that in an emergency, we can dispatch and authorize vendors immediately without waiting for payment approvals. Every dollar spent from the fund is fully itemized in your monthly report. Any unspent balance is returned in full if you cancel your membership.
Yes, anytime. Upgrades take effect immediately — if you upgrade from Essential to Premier mid-month, the prorated difference is added to your next invoice and your 24-hour response guarantee begins immediately. Downgrades take effect at the start of the next billing cycle. There is no fee for changing tiers.
Yes — and vacation homeowners are among our most common members, particularly on the San Juan Islands, Whidbey Island, and Camano Island. Premier membership includes arrival preparation and departure close-down. For island properties requiring ferry access, we build ferry logistics into our response protocols and plan accordingly.
