A problem we saw
no one was solving.

Northwest Washington is home to some of the Pacific Northwest's most beautiful properties — waterfront estates on the San Juan Islands, bluff homes overlooking Puget Sound, custom builds tucked into the Skagit Valley foothills. And nearly every owner of these properties shares the same quiet frustration: there is no one to trust with them.

The options available were a fragmented patchwork: a handyman here, a landscaper there, a property manager who specialized in rentals. No one who treated the home as a whole. No one accountable for its condition. No one who knew it the way its owner did — or better.

Praesidio was built to be that person. A roof that leaks is expensive. A roof we caught before it leaked is a $400 repair. We are not a repair service you call after something breaks. We are the reason things don't break in the first place — and when they do, we're already there.

Your home knows us

We maintain detailed records of every system, every vendor, every repair, every inspection for every property we manage. When you call us about your boiler, we already know when it was last serviced, who serviced it, and what it's due for next.

Only the best tradespeople

We don't use contractors we wouldn't put in our own homes. Every vendor in the Praesidio network has been licensed-verified, insured, background-checked, and personally evaluated. We maintain these relationships actively — and remove vendors who don't meet our standard.

You've had bad experiences with contractors who don't show up, don't perform, or overcharge. You want one number to call and one person who knows your home.

Typically starts with Essential or Premier. Values the tradesman network and the 24-hour response guarantee above all else.

Your property on Orcas Island, Whidbey, or Camano sits empty for 8–10 months of the year. You arrive to find burst pipes, pest damage, or deferred maintenance that's turned into a $15,000 bill. San Juan Islands
Orcas, San Juan, Lopez, Shaw, and Fidalgo Island. We build ferry logistics into every service plan. Island property is our specialty.
Skagit County

Our team conducts a thorough baseline documentation of your property — condition, systems, deferred maintenance, and seasonal risks. This becomes the foundation of everything we do for you going forward.

Membership begins

Your membership activates. Your point of contact is introduced. Your property enters our care. From this day forward, your home has a professional who knows it — and is accountable for it.

Ongoing stewardship

Scheduled visits, proactive maintenance, vendor coordination, emergency response, monthly reporting. The relationship deepens as we learn your home, your preferences, and how to serve you best over time.

Our tradesman
standard is absolute.

The Praesidio vendor network is the product. Every person who enters a member's home has been personally evaluated by our team — not algorithmically matched, not crowd-sourced, not pulled from a directory. We know who they are, we know their work, and we stand behind them.

License verification

Every contractor's license is verified active with the Washington State Department of Labor & Industries before they enter any member property. We recheck annually.

Insurance confirmation

General liability and workers' compensation certificates are on file for every vendor. Coverage amounts are reviewed against the scope of work they perform.

Background checks

All personnel who will be unsupervised in member properties undergo background checks. Our protocol exceeds standard residential screening requirements.

Personal evaluation

We have personally used, evaluated, and worked alongside every vendor in our network. References are checked. Past work is inspected. Our approval is not administrative — it is personal.

Active performance monitoring

We track vendor performance across every job — on-time arrival, scope adherence, quality, and member feedback. Vendors who fall below our standard are removed from the network.

Zero tolerance on conduct

Any vendor who disrespects a member's home, misrepresents their work, or violates our conduct standards is immediately and permanently removed — regardless of their technical skill.
